This is one of my dream business plans and it is to have a four season city in Malaysia. Malaysia is a country which 365 days maintaining in 25-32 Celsius. So it will be a very good business approach if there is a development of a city which will have these 4 seasons in Malaysia [spring, summer, autumn, and winter].

Concept

This city would be stay inside a big transparent “box”. It would not be very huge but it could fill up to maximum 300 houses which include of link house, semi-d and also bungalow. The facilities of this city would including motel, sports area, gardens and also shop lots.

Business Opportunity

Shop lots are open for restaurants which will include of Western, Japanese, Chinese, Korea, Thai cuisine and not least is mamak. Other type of shop lots are spa, gym, boutiques, convenience stores and etc. Due to the unique concept of this city it would bring a lot of visitors from other cities to visit and will give a lot of opportunities to those people who do business in this city where the earning will not limited to people who stay in this city only.

Most Important Festival

Christmas day is the most important festival that will look into in this city. During Christmas day, would try to maintain human make snow at the certain part of the city for one day to boost the atmosphere of the festival.

Architect Design

The house and shop design is based on old Chinese design and this will bring a scene of a small China Town. The whole city does not have any cars. The main transports for this city are bicycle and caddie. There are always a parking lot for bicycle and caddies in the main entry. For those who don’t have caddie or bicycle, no worry as arranged there are rotation caddie at the security area to send visitors to their destination within the city.

The city is like a big garden where it surrounding by trees and plants. Trees play a very important role in this city not only because it will make the whole city pretty but also it will make a better air circulation and can lower down the whole temperature of this city.

Development Process

The project will be divided into 3 phases. Each phase will contain 100 houses and 30 units of double storey shop lots.  Each phase will have its own car park. Car park is located outside the box of the city. There are visitors and also tenants’ parking lots available.

Maintenance

The whole maintenance of the city will share by the city tenants and will work as a community member. The city will have their own cleaner, security guard and also building and landscaping maintainer. In order to fewer burdens to the maintenance cost, visitors to the city will need to pay parking fee and also entry fee.  Friends or relative who would like to visit the tenant will get FOC for parking and the entry fee too.
