On last weekend I pay a visit to Taman Tasik Prima @ Puchong to have a view on their latest project the Cascadia Townhouse. I got limited knowledge to Puchong so I do a few research on Taman Tasik Prima. Taman Tasik Prima is a 345-acre township with have a 200-acre lake attached with them. It is located within close proximity of 101 Mall, TESCO, Giant and Jusco. If you guys not familiar with Puchong you can go to Taman Tasik Prima with the following instruction:-

1. Drive from Jalan Puchong till you see Tractor Malaysia.
2. Follow the drive way and make a left turn just after the Tractor Malaysia.
3. Go straight till you saw Esso or Petronas on your right.
4. Go up the flyover and make an U-turn.
5. Go straight and turn left to the township once you reach Petronas.
6. You will saw Bolton Studio on your left hand side.
7. You had arrived the township.

Taman Tasuk Prima is developed by Prima Nova Harta Development Sdn. Bhd, a joint-venture company between the Bolton Group and Prima Navo Group. The whole concept of Taman Tasik Prima is a unique resort living – a lifetime of fun development project. The concept will take a period of 10 to 12 years which will included an open park in each residential, primary and secondary schools, a shopping complex, police station and a multi-purpose hall.

Cascadia – total with 324 units of 3-storey townhouses which will offer a lake view. The build-up space for each unit starts from 1,600 sq ft on a land of 24ft x 8f ft. The upper unit is equipped with three bedrooms and four bathrooms while the lower floor unit will have four bedrooms and three bathrooms. Every unit will have two parking bays and individual entrances.

The place is very nice and it is very well design but still there are some negative points that we need to consider about on this place. This location is nearby some small factories which make there are some foreign workers around the place. The road condition of the place is very bad and for my knowledge it will a bit jam due to there won’t be an easy access to there – so as a result a lot of people will get stick at the U-turn flyover. This project is build on a ex-mining land and it is a leasehold title.

Why do many service lines in Malaysia close on Saturday and Sunday? I believe that many peoples who also experience this before as many service lines do not open during weekends.

Door –to –door service

Why do we must go to lawyer firm to sign for our S&P agreement? If professional services such as lawyer, banker, accountant or even hair stylist able to do door – to –door services, they sure will able to win their customers.

Spending some money and having a child play area at the office so that parents can let their children play while waiting for their queue.

User Friendly Waiting Room

I always feel boring while bringing my car for servicing. The queue is long and the waiting time is long too. During I am at Chengdu I had been to a restaurant and waiting for my table, but it surprising me that they provide welcome drinks and food, entertainment game [PS3], computers for online and also a lot of magazines and newspaper to read.

Memorize your customer name

 Your customer will always happy that you can remember their name.

Gift won’t scare your customer away

Giving small gift or sending a thank you card to your customer will not scare your customer away.

Having bond with your customers

The 80% of your sales will be coming from your 20% of your regular customers. So understand which your 20% customer list is and then create a bond to them.

Newsletter

For example if you are opening a Hair Salon, send latest promotion and also latest hair style that suitable to your customer. This will win a lot of your customers.

Service more than your customer expectation

For example if you are in renovation services, during off period you can offer house repaint for your value customers with a special discount rate or you can also go to your value customer house to double check if things that had done having any problem. Your customer will love to introduce you to everyone.

Nowadays in Klang Valley there is a lot of steamboat that bring the name of Szechuan steamboat style. Szechuan is not only popular for their steamboat but also their BBQ [烧烤]. During the days at Chengdu I always made joke to my colleague if we back to KL, we should open a mini roadside store and sell Szechuan BBQ. Today my business proposal is a Szechuan BBQ restaurant.

Szechuan BBQ style is totally different with Malaysia BBQ’s. They are varieties food and vegetables that can be put on the grill. You can see from the photo below.

The taste for their BBQ is more to salty, hot and spicy. The spicy taste is not too spicy but it just enough that for your tongue will have a nice burn for a while.  The taste will amplify your senses, while the flavor moves around on your tongue.  The more you eat the more you want to order.

This service centre will hire a lot of agents depending on location and service offer for the home decorator and repair service. Customer will walk in to the service centre and request for service. After that receptionist will forward all to the responsible agent will be servicing the customer.

This service center I plan to locate at shopping complex as it can bring a professional look to customers.

Service Provide 

1) Home Decorator – Home painting, wallpaper and window curtain service.

2) Home Electrical – Fix any electrical problem no matter a small a bulb changing or to a house electrical wiring.

3) Home Flooring – Floor recovering, replacing damage tiles and repair hardwood flooring.

4) Home Plumbing – Water heater repair, water leaking and any kind of plumbing matters.         

5) Home Repair – Any kind of home repair such as door knob.

Pet owner will able to select any kind of food to be feed for their pets during boarding. The pet hotel is able to provide most of the popular branded dog food for their pets.

Kennel
There are different of kennel size that can be select for the pet’s owner. Kennel will be sized from small to giant. There is another selection for pet’s owner to select normal kennel or air-con kennel.

Bath and grooming
Bath, grooming, de-flea and de-ticking service will be provide to ensure all pets are clean and no flea or tick will be spread into the hotel.

Medication Boarding
Services such as vaccination for dogs and cats and also concentrated care for dogs and do care which require medical attention or after surgery.

Playing area or exercise
Exercise garden and playing area are provided in this pet hotel too so that pet’s owner can request for exercise service for their dog.

Obedience Training
During boarding, pet owner can subscribe their dog for obedience training. So after a sweet holiday their dog had been train by our professional.

Day Care
The pet hotel also provided day care service. Day care can be flexible as pet hotel staff will collect the dog or cat from pet owner in the morning and return in the evening or it can be weekly that means collection is on Monday morning and will be returning on Saturday morning.

Transportation
Pick up and returning to your door step.

Me : How to do that?
Angel : Put it a list on what or when you will be going to spend your cash in
           next 6 to 12 months.
Me : Huh?! What for?
Angel : This is use to make sure you will not overspending and able to set priority on

Salon Location

The hair salon will open in a popular and congested shopping complex as that will always the golden location for people to spend money. Another reason is, most of new borned hair stylists would having a problem to bear the rental cost in the golden location so this will be a very good selling point to hair stylists to rent a hairdresser chair at this shop.

Facilities provide to hair stylist

Hair stylists will only need to bring their own scissors and their styling equipment as all the electronic hair devices, salon equipments and furniture will be provided.

Rental and royalty concept

Hair stylist will need to pay salon owner for rental and royalty fees. Rental fees including all the facilities and also a hairdresser chair. Due to a hair stylist only able to attend one customer at a time so only one hairdresser chair will be provided. Waiting place will be provided to hair stylist for their customer in case they are doing hair perming, straightening, coloring or etc and at the same time he/she will able to attend another customer for hair cutting or styling.

This is one of my dream business plans and it is to have a four season city in Malaysia. Malaysia is a country which 365 days maintaining in 25-32 Celsius. So it will be a very good business approach if there is a development of a city which will have these 4 seasons in Malaysia [spring, summer, autumn, and winter].

Concept

This city would be stay inside a big transparent “box”. It would not be very huge but it could fill up to maximum 300 houses which include of link house, semi-d and also bungalow. The facilities of this city would including motel, sports area, gardens and also shop lots.

Business Opportunity

Shop lots are open for restaurants which will include of Western, Japanese, Chinese, Korea, Thai cuisine and not least is mamak. Other type of shop lots are spa, gym, boutiques, convenience stores and etc. Due to the unique concept of this city it would bring a lot of visitors from other cities to visit and will give a lot of opportunities to those people who do business in this city where the earning will not limited to people who stay in this city only.

Most Important Festival

Christmas day is the most important festival that will look into in this city. During Christmas day, would try to maintain human make snow at the certain part of the city for one day to boost the atmosphere of the festival.

Architect Design

The house and shop design is based on old Chinese design and this will bring a scene of a small China Town. The whole city does not have any cars. The main transports for this city are bicycle and caddie. There are always a parking lot for bicycle and caddies in the main entry. For those who don’t have caddie or bicycle, no worry as arranged there are rotation caddie at the security area to send visitors to their destination within the city.

The city is like a big garden where it surrounding by trees and plants. Trees play a very important role in this city not only because it will make the whole city pretty but also it will make a better air circulation and can lower down the whole temperature of this city.

Development Process

The project will be divided into 3 phases. Each phase will contain 100 houses and 30 units of double storey shop lots.  Each phase will have its own car park. Car park is located outside the box of the city. There are visitors and also tenants’ parking lots available.

Maintenance

The whole maintenance of the city will share by the city tenants and will work as a community member. The city will have their own cleaner, security guard and also building and landscaping maintainer. In order to fewer burdens to the maintenance cost, visitors to the city will need to pay parking fee and also entry fee.  Friends or relative who would like to visit the tenant will get FOC for parking and the entry fee too.

I like raining days very much. Raining days is good time to sleep no matter what and it never fail to bring the feeling of romantic and peaceful to me. Where is the idea come from? One day while I am having my lunch and rains heavily that I couldn’t  get back to my office so I asking myself  why don’t people open a  shop which is specifically sells only the umbrella? This is where my idea comes from.

 
What makes me think that it can be a successful business? In my opinion that umbrella can be related to fashion where it is a thing that we cannot miss in our life. So my ideal umbrella shop is selling designer umbrella. People dislike bringing umbrella out because they felt that umbrella is actually outdated and troublesome. If we can successfully bring out the idea that umbrella is some sort of fashion then it will possible to hit buyer from younger to middle age and they always willing to pay because fashion is priceless.

 
In order to have wider market so I need to look into guys market too. Guys are the other group of people who dislikes taking umbrella too. Like me I rather use a designer cap rather than bring an umbrella during raining days. They feel umbrella is for girls and it will spoil their coolness image if they bring an umbrella during rainy days. So in order to hit this group of customer too “The Raining Days” will also come out the design of umbrella like T-Shirt where the umbrella can send out some message or some funky printed art on it.

 
Where should the shop open? I am suggesting that it should be open inside a shopping complex. Shopping complex is a place where people always ready to spend of.
